Ensure That Property Values Are Fair, Equitable & Reflect Fair Market Value

The Auditor’s office appraises over 23,000 parcels to see that every parcel of land and the building thereon are fairly and uniformly appraised and assessed for tax purposes. A general reappraisal is mandated every six years, with an update at the three year midpoint.

Calculate & Certify Real Estate Taxes & Tax Rates

Annually, the Auditor prepares the General Tax List upon which the tax bills are derived. The bill is based on the tax rate in effect for the local government where the property is located, multiplied by the property valuation. The Auditor calculates bond and emergency levy rates, and certifies the tax rates to the Ohio Department of Taxation. The Auditor is also required to keep an accounting of special assessments, to include them on the tax duplicate as separate items and to return the collected money to the local government which levied the assessment. These include items such as street paving, sewer or water lines, etc.

Administer Tax Exemption Programs

The Auditor administers the 10% rollback of property taxes to all non-commercial taxpayers, the 2.5% Reduction for home sites occupied by the owner and the Homestead Exemption for senior citizens and disabled persons.

Distribute Taxes to Provide Vital Services

The Auditor must accurately distribute the money received from tax levies and other sources so that schools, seniors and our children receive the services taxpayers support.

Verify All Expenditures of Taxpayer Money

As the Chief Financial Officer in the County, it is the Auditor’s responsibility to account for the millions of dollars received each year by the county and to issue warrants (checks) in payment of all County obligations.

Prepare Comprehensive Financial Reports

The Auditor prepares comprehensive financial reports to help elected officials make decisions and provide transparency to taxpayers and bond rating agencies.

Manage Licensing For Dogs, Kennels, Vendors & Cigarettes

The Auditor issues licenses for dogs, kennels, vendors and cigarettes.

Manage The County’s Information Technology Systems

As the Chief Administrator of the Automatic Data Processing Board, the Auditor is charged with improving record keeping systems of the County. These changes help to improve services, reduce costs and provide officials with modern management tools to better serve the citizens of Pike County.

Ensure Consumers Get What They Pay For

The Auditor must ensure that all state laws relating to weights and measures are strictly enforced throughout the county. The Pike County Weights and Measures Inspectors use highly accurate equipment to test and inspect commercial weighing and measuring devices such as scales and gasoline pumps.
